Underpinning Contractors
Underpinning strengthens the foundations of an existing building by taking them deeper, down to ground that will not move. It is used when a house has suffered subsidence and the movement cannot be stopped any other way, and when a floor is being lowered to create a basement. We are underpinning contractors who carry out house underpinning to a structural engineer's design, then repair the cracks and redecorate, so you are not left with a sound foundation and a damaged house.
Underpinning is part of our piling and underpinning service. If you are not yet sure whether your house needs underpinning, that page explains the signs of subsidence and the other causes to rule out first.

01Methods
Underpinning Methods
The structural engineer chooses the method based on the depth of firm ground, the loads, the condition of the building and the access.
Mass Concrete Underpinning
The traditional method. Short sections of ground are dug out beneath the existing foundation, one at a time, and filled with concrete. Once the concrete has set, the gap between the new concrete and the old foundation is packed tight with a stiff mortar, so the load passes down evenly. It suits shallower firm ground and is the most common method for houses.
Beam and Base Underpinning
A reinforced concrete beam is formed under or alongside the existing foundation, carrying the wall's load to concrete bases placed at intervals along it. It is used where the loads are higher or firm ground is deeper, because it needs fewer deep excavations than a continuous run of mass concrete.
Mini-Piled Underpinning
Mini piles are installed beside or through the wall, down to firm ground, and connected to the wall with reinforced concrete beams or needles. It is used where firm ground is deep, such as on clay near trees, or where digging deep trenches would be unsafe. Our piling contractors page explains mini piling in more detail.
02Sequence
How Underpinning Is Carried Out Safely
Underpinning is never done by digging out a whole wall at once. The engineer sets a sequence of short sections, often called "pins", which are dug in a hit-and-miss order: for example sections 1, 4 and 7 first, then 2, 5 and 8, then 3, 6 and 9. That way, most of the wall is always supported by the ground or by completed underpinning. Each section is inspected by building control before the concrete is poured.
03Partial or full
Partial or Full Underpinning?
Often only the part of the house that has moved, such as a corner, a bay or a rear addition, needs underpinning. But underpinning one part can create a difference in stiffness between the underpinned and non-underpinned sections, which can cause cracking at the junction. The engineer decides how far the underpinning must extend to avoid that.
04Basements
Underpinning for Basements
To lower a cellar floor or dig a new basement, the walls above must be underpinned first, because the new floor will be below the existing foundations. Basement underpinning is usually reinforced concrete that also acts as a retaining wall, holding back the soil once the floor is dug out. It is sequenced in the same way, with temporary supports where needed. See our basement conversions service.
05Party wall
Do I Need a Party Wall Agreement for Underpinning?
In terraced and semi-detached houses, almost always. Under the Party Wall etc. Act 1996:
- Underpinning a party wall needs a party structure notice, served at least two months before the work starts.
- Digging near a neighbour's building needs an adjacent excavation notice, served at least one month before, if you excavate within 3 metres and deeper than their foundations, or within 6 metres where the excavation would cut a line drawn at 45 degrees down from the bottom of their foundations.
Your neighbour can consent in writing, or dissent. If they dissent, a party wall surveyor, or one each, prepares a party wall award setting out how the work will be done and recording the condition of their property first. We plan the programme around the party wall process and follow the award.
06Living at home
Can I Stay at Home During Underpinning?
Often, yes. Where the underpinning is dug from outside, most of the house stays usable, although there will be noise, dust and restricted access around the work. Where the work has to be done from inside, floors may need to be lifted and rooms emptied, and it may be easier to move out for part of the time. We explain what to expect at the survey.
07Afterwards
Repairs After Underpinning
Once the foundations are secure, the damage caused by the movement can be repaired properly:
- Crack stitching: Stainless steel bars bonded into the brickwork across larger cracks.
- Doors and windows: Easing or refitting frames that had gone out of square.
- Drains: Repairing any damaged drains through our drain repairs and lining service.
- Decoration: painting to finish.

How Much Does Underpinning a House Cost, and How Long Does It Take?
Both are set out in your written, itemised quote and programme, based on the engineer's design and a site visit. The main factors are:

09Value
Does Underpinning Affect House Value?
We cannot advise on value; an estate agent or surveyor can. What we can say is that when you sell, you will be asked about building works and structural repairs, and buyers, surveyors and lenders will want to see the paperwork. Keep the structural engineer's design and completion certificate, the building control completion certificate, the party wall award and any insurance claim records. A well-documented, properly completed repair is much easier to explain than an unresolved problem.

12FAQs
Underpinning FAQs
How much does underpinning a house cost?
It depends on the method, the length of wall, the depth of firm ground, access, the party wall process and the repairs needed afterwards. We price each job from the engineer's design and a site visit, with a written, itemised quote.
How long does underpinning take?
It depends on the length of wall, the method and the access. The party wall process and approvals come first, and the work is done in sequenced sections. Your quote includes a programme.
Does underpinning affect house value?
An estate agent or surveyor can advise on value. Keeping the engineer's certificate, the building control completion certificate and the party wall award makes the repair much easier to explain to buyers and lenders.
Do I need a party wall agreement for underpinning?
In terraced and semi-detached houses, almost always. Underpinning a party wall needs two months' notice, and digging near a neighbour's foundations needs one month's notice. If the neighbour dissents, surveyors agree a party wall award.
What are the main underpinning methods?
Mass concrete underpinning in short sections, beam and base underpinning, and mini-piled underpinning. The structural engineer chooses the method for the ground and the building.
Can I stay at home during underpinning?
Often, yes, when the work is done from outside. If floors must be lifted inside, it may be easier to move out for part of the work.
