These terms explain how you may use our website and the general basis on which we provide quotes and carry out work. Please read them together with our privacy policy. If you have any questions, contact us before you agree to any work.

Using This Website
- Information only: the content on this website, including our guides, is general information to help you understand building work. It is not professional advice for your specific property. Always have your project assessed at a site survey before relying on any information.
- Accuracy: we work to keep the website accurate and up to date, but rules, regulations and costs change. If something on the website differs from your written quote, the quote applies.
- Our content: the text, photos and design of this website belong to Omni Builders. You may view and share pages for personal use, but you may not copy them for commercial use without our permission.
- Links to other websites: where we link to other websites, such as the Planning Portal or GOV.UK, we are not responsible for their content.
Quotes
- Free and without obligation: site surveys and quotes are free, and you are under no obligation to accept a quote.
- Written and itemised: every quote sets out the work included, what is excluded, the price and the payment stages.
- Validity: each quote states how long it remains valid. After that, we may need to review the price, for example if material costs have changed.
- Based on what we can see: a quote is based on the survey and the information available at the time. If work reveals something that could not reasonably be seen, such as hidden rot, damaged drains or poor existing foundations, we will explain it and agree any change with you before continuing.
Agreeing to Work
A contract is formed when you accept our written quote. The quote, together with these terms, forms the agreement between us. If there is a conflict, the quote takes priority. Any change to the scope of work, the price or the programme is agreed in writing before the changed work is carried out.
Your Right to Cancel
If you are a consumer and you agree to the work at your home or at a distance (for example by email or phone) rather than at our premises, you normally have the right to cancel within 14 days of agreeing, without giving a reason. To cancel, tell us clearly by email to info@omnibuilders.uk or in writing.
If you ask us to start work within those 14 days and then cancel, you may have to pay for the work carried out up to the point you told us you were cancelling. This does not affect any other legal rights you have.
Payments
Payments are made in the stages set out in your quote, each linked to a clear point in the work. We will issue an invoice for each stage. Where materials must be ordered specially for your project, such as bespoke windows or a made-to-measure kitchen, the quote will say whether a payment is needed before they are ordered.
Our Responsibilities
We will carry out the work with reasonable care and skill, using materials that are fit for purpose, and in line with building regulations and the other rules that apply. Work that the law requires to be carried out and certified by registered engineers, such as gas work and notifiable electrical work, will always be handled that way. At the end of the work we will provide the certificates and sign-offs your project needs. Your legal rights under the Consumer Rights Act 2015 are not affected by these terms.
Your Responsibilities
- Access: give us reasonable access to the property, and to parking or storage space where agreed, on the agreed days.
- Services: allow us to use water and electricity at the property for the work, unless the quote says otherwise.
- Information: tell us about anything you know that could affect the work, such as previous structural problems, drainage issues or known asbestos.
- Your belongings: move valuables and fragile items out of the work area before we start. We will protect floors and furniture along the routes we use.
- Materials you supply: if you supply materials such as tiles or a kitchen, make sure they arrive on time, are complete and are suitable for the job. We are not responsible for delays or faults caused by materials you supply.
Delays
We will keep to the agreed programme as closely as possible. If work is delayed by something outside our reasonable control, such as severe weather, supplier delays or waiting for an approval or inspection, we will tell you as soon as possible and agree a revised programme with you.
Problems and Complaints
If you are unhappy with any part of the work, please tell us as soon as possible by calling 020 0000 0000 or emailing info@omnibuilders.uk. We will arrange to look at the problem and agree with you how and when it will be put right.
Our Liability
We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We are not responsible for loss that was not foreseeable when the contract was made, or for business losses where you are a consumer. Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law.
General
- Changes to these terms: we may update these terms from time to time. The version that applies to your project is the one in place when you accepted your quote.
- Governing law: these terms are governed by the law of England and Wales, and any dispute will be dealt with by the courts of England and Wales.
For questions about these terms, see our contact page.
