Frequently Asked Questions
These are the questions homeowners, landlords and businesses ask us most often about how a project works, from the first quote to the day we hand over. If your question is about a specific service, such as a loft conversion or a new boiler, you will find more detail on that service's page.
Before You Start
For building projects such as lofts and extensions, get in touch as early as you can. If your project needs planning permission, drawings or a party wall agreement, those steps can take several weeks before any building starts. For smaller trade jobs, a few days' notice is usually enough.
In most cases, yes. Tell us at the survey what you plan to supply, and we will note it in the quote so it is clear who is responsible for ordering, delivery and any shortfall. We will also check that the materials suit the job before they are fitted.
Most people stay at home during a loft conversion or extension, because much of the work happens outside or in the new space until the final connection. For a whole-house renovation, with the water, heating or power off for periods, moving out for part of the work is often easier. We will talk this through at the survey.
Quotes and Payments
Your quote lists the work stage by stage, the main materials, the trades involved and anything that is not included, such as items you are supplying. It also shows how payments are staged. If anything is uncertain until work starts, such as the condition of hidden timbers, the quote says so.
Payments are staged and linked to clear points in the work, such as completing the structure or first fix, rather than all at once. The payment stages are set out in your quote, so you know what is due and when before you agree to anything.
If you want to change something, or we find something unexpected, we explain the options and the effect on cost and time. Nothing extra is done until you have agreed the change in writing.
Planning and Regulations
Not always. Many loft conversions and single-storey extensions on houses can be built under permitted development rights, within size and design limits. Flats and maisonettes do not have these rights, and conservation areas or Article 4 directions can remove them. We check what applies to your property at the survey.
Planning permission is about what you build and how it looks: size, height and appearance. Building regulations are about how it is built: structure, fire safety, insulation, drainage, ventilation and electrics. Many projects that do not need planning permission still need building regulations approval.
The Party Wall etc. Act 1996 requires you to give your neighbours notice before certain work, such as cutting into a shared wall to insert steel beams, building on the boundary or digging foundations close to their property. Most loft conversions and extensions on terraced and semi-detached houses need a notice. We tell you at the survey if yours will.
We arrange the building control inspections at each stage of the work and the final sign-off. At handover you receive the completion certificate, together with the gas and electrical certificates for any work that needs them.
During Your Project
We agree working hours with you before we start and follow the local council's guidance on noisy work. We also tell you, and your neighbours where it affects them, in advance when particularly noisy or disruptive work is planned.
We protect floors, stairs and furniture along the routes we use, keep dust contained as far as possible, and leave the site safe and tidy at the end of each day. Before we start, we agree with you where materials and waste will be stored.
Your project manager keeps you updated as the work progresses and is your single contact for questions. Before each main stage starts, they explain what will happen next and anything you need to decide, such as finishes or fittings.
