Drainage and Blocked Drain Services
Drains only get noticed when they stop working: a sink that will not empty, a toilet that rises when you flush, a smell by the back door or a manhole cover lifting in the garden. Our drainage services cover the whole system that carries waste water away from your home or business, from clearing a single blocked pipe to surveying, repairing, lining and replacing underground drains.
As a drainage company that is also a building firm, we can dig out, rebuild and reinstate the driveway, patio or floor above a drain as part of the same job, so you are not left arranging separate drainage contractors and builders. Drainage is part of our plumbing services.

01The services
Our Blocked Drain Services
Each of our blocked drain services has its own page with the full detail:
- Drain unblocking and cleaning: For blocked sinks, toilets, baths, showers, gullies and outside drains. We clear the blockage, check that the pipe runs freely and tell you what caused it.
- Emergency drainage services: When sewage is backing up into the house, a manhole is overflowing or the drains have stopped completely. That page explains what to do straight away, and who to call if the problem is in the public sewer.
- Drain jetting: High-pressure water that scours grease, scale, silt and fine roots from the inside of the pipe. It clears stubborn blockages and is used as planned maintenance for drains that keep blocking, including commercial kitchen drains.
- CCTV drain surveys: A camera inspection of the inside of the drains, with a written report and footage. A survey finds the cause of repeat blockages, checks a drain before you buy or build, and gives insurers the evidence they ask for.
- Drain repairs and lining: Cracked, leaking, root-damaged or displaced pipes are repaired, often from the inside with a resin liner, so there is no need to dig up the garden or driveway.
- Drain installation and replacement: New drains, inspection chambers and soakaways for extensions and new builds, and replacement of drains that have collapsed or are beyond repair.
If a drain blocks more than once, we usually recommend looking inside it before paying for a repair. Clearing a blockage treats the symptom; finding out why it formed is what stops it coming back.
02Signs
How Do I Know If My Drain Is Blocked?
The early signs are easy to miss:
- Slow draining: Sinks, baths and showers take longer and longer to empty.
- Gurgling: Plugholes or the toilet gurgle when water drains elsewhere in the house, as air is pulled through the traps.
- A rising toilet bowl: The water rises higher than normal when you flush, then slowly drops.
- Smells: A sewage smell indoors, or around outside gullies and manhole covers.
- Water where it should not be: An outside gully overflowing, or waste water standing in an inspection chamber when you lift the cover.
- More than one fitting affected: If the toilet, bath and sink are all slow at once, the blockage is usually in the main drain, not a single waste pipe.
A damaged drain can also show itself as damp patches low down on walls, sunken paving or a dip in the lawn along the drain line, or rats in the garden.
03Causes
What Causes Blocked Drains?
Most blockages come from what goes down the drain, and some from the pipe itself:
- Fat, oil and grease from cooking, which sets inside the pipe and traps everything else.
- Wet wipes, sanitary products, nappies and cotton buds, which do not break down like toilet paper.
- Hair and soap in bathroom wastes.
- Leaves, silt and grit washed into outside gullies.
- Roots from trees and shrubs, which find their way in through cracks and joints.
- Damaged pipes: Cracks, displaced joints, sagging sections or collapses that catch waste as it passes.
Our guide to unblocking and cleaning drains explains how each type of blockage is cleared, what you can safely try yourself, and how to prevent it.
04Responsibility
Who Is Responsible for Drains on My Property?
In England, it depends on where the pipe is and how many properties it serves. Since 1 October 2011, shared drains and lateral drains that connect to the public sewer have been the responsibility of the local sewerage company. In London, that is usually Thames Water.
| Pipe | What it is | Who is responsible |
|---|---|---|
| Private drain | A drain serving only your property, inside your boundary | You, the property owner |
| Lateral drain | The part of your drain outside your boundary, usually under the pavement, running to the sewer | The sewerage company |
| Shared drain | A pipe serving two or more properties, even where it runs under your garden | The sewerage company, where it connects to the public sewer |
| Public sewer | The main sewer, usually under the road | The sewerage company |
| Gutters, downpipes and soakaways | Rainwater from your roof and paving | You, the property owner |
| Road gullies | Drains in the road and kerb | The highway authority, usually the council |
Who Is Responsible for a Blocked Drain?
If the blockage is in a drain that serves only your home and is inside your boundary, clearing it is your responsibility. If it is in a shared drain, a lateral drain or the public sewer, the sewerage company should clear it.
A quick check is to lift the inspection chamber covers. If a chamber near the house is full but the one nearest the road is empty, the blockage is between the two, on your side. If the last chamber on your property is full as well, the blockage may be further downstream, in a pipe the sewerage company looks after, especially if your neighbours have the same problem. When we find that the fault is in the public sewer or a lateral drain, we tell you and give you the details to report it.
In rented homes, the landlord is usually responsible for keeping the drains in repair, although a tenant may be asked to pay for clearing a blockage they caused. In blocks of flats, the soil stacks and pipes inside the building are usually the freeholder's or management company's responsibility.
05Choosing
Which Drainage Service Do I Need?
| What you are seeing | Where to start |
|---|---|
| One slow or blocked sink, bath, shower or toilet | Drain unblocking and cleaning |
| Sewage backing up indoors, or a manhole overflowing | Emergency drainage services |
| The same drain blocking again and again | A CCTV drain survey, then jetting or repair |
| Grease or scale build-up, or a busy commercial kitchen drain | Drain jetting |
| A survey has found cracks, roots or displaced joints | Drain repairs and lining |
| A collapsed drain, or new drains for building work | Drain installation and replacement |
If you are not sure, send us a photo or short video of the problem, or of the inside of the inspection chamber, and we will tell you where to start.
06Pricing
How Our Drainage Work Is Priced
It depends on the service, the cause, how easy the drain is to reach, how deep it runs, and whether a survey or repair is needed afterwards. For a defined job, such as clearing a blockage at an accessible chamber or lining a measured length of pipe, we can usually give a fixed price. For repairs and new drains, you receive a written quote once the drain has been inspected.
07Building work
Drainage in Building Projects
Extensions, new builds and basement conversions often sit over or next to existing drains, or need new ones. Because we are builders as well, we plan the drainage with the building work rather than as an afterthought. See our house extensions, new builds and basement conversions pages, and our drain installation and replacement service.

09FAQs
Drainage Services FAQs
Who is responsible for a blocked drain?
You are, if the blockage is in a drain that serves only your property and is inside your boundary. If it is in a shared drain, a lateral drain or the public sewer, the sewerage company is responsible, which in London is usually Thames Water.
How do I know if my drain is blocked?
Look for slow-draining sinks and baths, gurgling plugholes, a toilet bowl that rises when flushed, sewage smells, or water standing in an outside gully or inspection chamber. Several fittings affected at once usually means the main drain is blocked.
What causes blocked drains?
Mostly fat and grease, wet wipes and sanitary products, hair and soap, and leaves and silt in outside gullies. Roots, cracks, displaced joints and collapsed sections cause blockages that keep coming back.
Who is responsible for drains on my property?
You are responsible for drains that serve only your property and sit inside your boundary, plus your gutters, downpipes and soakaways. Since October 2011, shared drains and the lateral drain outside your boundary have been the sewerage company's responsibility.
Will the water company clear my blocked drain?
Yes, if the blockage is in the public sewer, a shared drain or your lateral drain, as these are the sewerage company's responsibility and you should not be charged. Blockages in your own private drain are yours to clear.
Can a damaged drain let rats in?
Yes. Rats live in sewers and can get into gardens and buildings through broken pipes, displaced joints and old, unused connections. A camera survey finds the entry point, and the drain can then be repaired or fitted with a rat barrier.
