CCTV Drain Survey

Underground drains are out of sight until something goes wrong: a blockage that keeps coming back, a smell in the garden, or a surveyor's note that the drains "should be checked". A CCTV drain survey shows exactly what is happening inside the pipes, giving you evidence instead of guesswork.

We carry out drain surveys for homeowners, buyers, landlords and anyone planning building work, with a written report and recorded footage. CCTV drain surveys are part of our plumbing services and sit within our wider drainage services.

01How it works

What Is a Drain Camera Inspection?

A drain camera inspection uses a waterproof camera head on a flexible push rod, or on a small wheeled crawler for larger pipes, fed in from an inspection chamber (manhole), a gully or a rodding point. The whole run is watched live and recorded.

  • Push-rod cameras suit most household drains, including bends.
  • Crawler cameras suit longer, larger runs, such as shared or commercial drains.
  • A locating sonde in the camera head lets us trace the route and depth of the drain from above ground.
  • A distance counter records where along each run every defect sits, so a repair can be targeted precisely.

If a drain is blocked or heavily coated with fat or scale, the camera cannot see the pipe wall, so it is usually cleaned first, through our drain jetting service, and then surveyed.

02What it finds

What Does a Drain Survey Show?

A drain survey shows the condition of the pipe, its route and anything restricting the flow. Typical findings include:

  • Cracks and fractures: From ground movement, age or heavy loads above.
  • Displaced or open joints: Letting water out and soil or roots in.
  • Root ingress: From fine hair roots to roots that fill the pipe.
  • Deformation and collapse: Common in pitch fibre drains, laid in many post-war homes, which can blister and flatten with age.
  • Deposits: Fat, scale, silt and debris that narrow the pipe.
  • Sags and backfalls: Low points where waste sits instead of flowing away.
  • Connection problems: Poor junctions, or rainwater and foul water connected to the wrong system.

The survey also confirms the pipe material and size, the location of each chamber, and where your drain joins a shared drain or the public sewer. Who is responsible for each part is explained on our drainage services page.

03When you need one

When Do You Need a CCTV Drain Survey?

The most common reasons are buying a house (covered in the next section), recurring problems, insurance claims and building work.

Recurring Blockages and Smells

If the same drain keeps blocking, there is usually a reason: a root, a displaced joint or a sag. A survey finds it, so the fix deals with the cause. For straightforward blockages, see our drain unblocking and cleaning service.

Insurance Claims

Insurers often ask for CCTV evidence before accepting a claim for drain damage, such as subsidence linked to a leaking drain. The report shows the defect, its location and its likely cause.

Before Building Work

Before an extension, conversion or new build, a survey shows where the drains run and their condition. If you plan to build over or near a public sewer, the water company will usually want a CCTV survey of the pipe before work starts, and often again afterwards. Build over agreements and new drains are covered on our drain installation and replacement page, and the building work itself on our house extensions and new builds pages.

04Buying a house

Do I Need a Drain Survey When Buying a House?

It is not a legal requirement, but it is often worth it. A homebuyer drain survey checks the drains before you exchange contracts. A standard home survey usually only looks at what can be seen by lifting the chamber covers, not the condition of the pipes underground, and drain repairs can be costly and disruptive once you own the property.

A homebuyer drain survey is particularly sensible when:

  • the house is older and likely to have clay or pitch fibre drains
  • there are large trees close to the house or the drain route
  • the property has been extended, possibly over or near a drain
  • the surveyor has noted slow-draining chambers, cracked covers or smells

If the survey finds defects, you can use the report to ask the seller to repair them or to renegotiate the price before you exchange.

05The report

Your Drain Survey Report

Every survey comes with a written report you can pass to a solicitor, insurer, seller or builder. It typically includes:

  • Recorded footage of each run.
  • A drain plan: A sketch of the route, chambers and connections.
  • Defects graded by severity, coded to a recognised standard: BS EN 13508-2, applied in the UK through the WRc Manual of Sewer Condition Classification.
  • Still images of each defect, with its distance along the run.
  • Recommendations: No action, cleaning, a localised repair, lining or replacement.

Standard coding means any contractor, insurer or water company can read it.

06How long

How Long Does a CCTV Drain Survey Take?

It depends on the number and length of the drain runs, how easy the chambers are to open, and whether the drains need cleaning first. A simple house with one or two accessible chambers is quickest; shared runs, seized covers or heavy deposits take longer. We confirm the visit length and when you will receive the report when we book.

The number of chambers and drain runs.

  2. 02

Pipe length and size, and whether a crawler camera is needed.

  3. 03

    Access

Seized or buried covers, or chambers under decking or paving.

  4. 04

We give you a written quote before we book the survey.

08After the survey

What Happens After the Survey?

We explain the findings in plain English, and what, if anything, needs doing:

If sewage is already backing up or a chamber is overflowing, see our emergency drainage services instead.

CCTV Drain Survey FAQs

Ask a different question
Q01

How much does a CCTV drain survey cost?

It depends on the number of chambers and runs, pipe lengths, access, cleaning and the type of report. For a defined survey we give you a fixed price in writing.

Q02

Do I need a drain survey when buying a house?

It is not required by law, but it is often worth it, especially for older homes, homes near large trees and extended properties. A standard home survey does not show the pipes underground.

Q03

What does a drain survey show?

Cracks, displaced joints, root ingress, collapses, deposits and sags, plus the route, size and material of the drain and where it joins the shared drain or sewer.

Q04

How long does a CCTV drain survey take?

It depends on the number of runs, access and whether the drains need cleaning first. We confirm the timing when we book.

Q05

Will my insurance pay for a drain survey?

Some policies cover a survey needed to investigate a claim for drain damage. Check your policy first, and keep the report and invoice.

Q06

Do I need a drain survey before building an extension?

It is a good idea, and if you are building over or near a public sewer the water company will usually require one. It shows whether drains need repairing or diverting before the foundations go in.
