Central Heating Maintenance
A boiler service checks the boiler. But the boiler is only one part of your heating: the pump, valves, expansion vessel, pipework, radiators and the water inside them all wear, clog or drift out of balance over time. Our central heating maintenance service looks after the whole system. A heating engineer checks and adjusts every part, and carries out central heating repairs when something has failed.
Central heating maintenance is part of our plumbing services. Any work on the boiler or gas supply is carried out by Gas Safe registered engineers, as the law requires.

01What is included
What Does a Central Heating Service Include?
A central heating service is a check of the whole system, not only the boiler:
- Circulating pump: We check it runs at the right speed setting, is not noisy or seized, and is not leaking.
- Motorised and zone valves: The valves that send hot water to the heating, the hot water cylinder or different zones. We check each one opens and closes fully.
- Expansion vessel: It absorbs the expansion of the water as it heats up. We check its air charge and re-pressurise it if needed.
- System pressure: On a sealed system, we check the pressure holds steady and look for the cause if it keeps dropping or rising.
- Water quality: We test the inhibitor level and check for sludge (magnetite), and clean the magnetic filter if one is fitted.
- Radiators and valves: We check for cold spots, leaks and stiff thermostatic radiator valves, and bleed air out of the system.
- Balancing: We adjust the lockshield valves so every radiator heats up evenly.
- Controls: We check the programmer, room thermostat and cylinder thermostat are switching the heating and hot water correctly.
You receive a written note of what we found and anything that needs attention.
02Boiler service
Central Heating Service vs Boiler Service
They are different checks. A boiler service is the yearly safety and efficiency check of the boiler itself: the burner, seals, flue and combustion. A central heating service covers everything the boiler feeds. Many people book both at the same visit. If you are a landlord, the legal yearly check is a landlord gas safety certificate, which is different again.
03How often
How Often Should Central Heating Be Serviced?
Once a year is a sensible routine for most homes, ideally before the colder months, when a fault is most inconvenient. Book a check sooner if the pressure keeps dropping, radiators heat unevenly, the system is noisy or the heating takes longer to warm up than it used to.
04Not working
Why Is My Central Heating Not Working?
The boiler may be fine while another part of the system has failed:
| Symptom | Likely cause | What we do |
|---|---|---|
| Boiler fires, but radiators stay cold | Pump failed, seized or airlocked | Free, repair or replace the pump |
| Hot water works, but no heating (or the reverse) | Motorised valve stuck or its actuator head failed | Replace the actuator head or valve |
| Pressure keeps dropping | A leak, or an expansion vessel that has lost its charge | Find the leak or re-charge the vessel |
| Pressure rises when the heating is on | Filling loop left open or passing, or expansion vessel failure | Close or replace the filling loop; check the vessel |
| Banging or gurgling pipes | Air, sludge or a pump set too high | Bleed, adjust and treat the water |
| Heating does not switch on at the set time | Controls or wiring fault | Check the controls and wiring centre |
If the boiler itself shows a fault code or will not fire, see our boiler repair service. A diverter valve inside a combi boiler is a boiler part, so it is repaired there too. For a thermostat or programmer that has stopped working, see thermostat and control maintenance and repair. If you have no heat at all in cold weather, our emergency heating services page explains what to do now.
05Cold radiators
Why Are Some Radiators Cold?
Where the cold spot is tells you a lot:
- Cold at the top: Trapped air. Bleeding the radiator usually fixes it, but if it keeps happening, air is getting in somewhere and the cause needs finding.
- Cold at the bottom or in the middle: Sludge settling in the radiator. One radiator can be cleaned; if several are affected, power flushing cleans the whole system.
- Radiators far from the boiler stay cool: The system is out of balance, so hot water takes the shortest route. Balancing fixes it.
A single faulty radiator, a leaking valve or a stuck thermostatic radiator valve is covered by our radiator maintenance and repair service.
06Water treatment
Inhibitor, Filters and Water Treatment
The water in a heating system slowly corrodes the steel radiators, producing black sludge that blocks pipes, cold-spots radiators and wears out pumps and boilers. BS 7593 is the British Standard for treating heating system water. In practice, that means keeping a correct dose of inhibitor in the system, testing it, and fitting a magnetic filter to catch debris before it reaches the boiler. Badly contaminated water is cleaned out first.
07Cost
How Much Does a Central Heating Service Cost?
A routine check of a standard system is a defined job, so we can usually give a fixed price in advance. Repairs are quoted once we know the cause. The main factors are:
Every factor is priced line by line after your free survey — no guesswork, staged payments.

10FAQs
Central Heating Maintenance FAQs
How often should central heating be serviced?
Once a year suits most homes, ideally before the colder months. Book sooner if the pressure keeps dropping, radiators heat unevenly or the system is noisy.
Why is my central heating not working?
If the boiler fires but the radiators stay cold, the pump or a motorised valve has often failed. Pressure loss, air, sludge and control faults are other common causes. If the boiler itself will not fire, it needs a boiler repair.
How much does a central heating service cost?
It depends on the size and type of system, whether the boiler is serviced at the same visit, and any parts or water treatment needed. A routine check is usually a fixed price, quoted in advance.
Why are some radiators cold?
Cold at the top means trapped air, which bleeding fixes. Cold at the bottom usually means sludge. Radiators far from the boiler staying cool usually means the system needs balancing.
Is a central heating service the same as a boiler service?
No. A boiler service checks the boiler's safety and combustion. A central heating service checks the pump, valves, expansion vessel, pressure, water quality, radiators and controls. Many people book both together.
Why does my heating system keep losing pressure?
Usually a small leak somewhere in the system or an expansion vessel that has lost its air charge. Topping up only hides the problem, so the cause should be found and fixed.
