Underfloor Heating Repair

When underfloor heating is not working, the fault is rarely in the floor itself. Most problems are at the manifold, the pump, the controls or the heat source, all of which can be reached without lifting a single tile. Our underfloor heating repair service starts with careful fault finding, so that we fix the actual cause, and covers the routine underfloor heating service that keeps a wet system running well. We work on both wet and electric systems.

Underfloor heating repair is part of our plumbing services. If you are planning a new system, see our underfloor heating installation service.

01Not working

Why Is My Underfloor Heating Not Working?

The symptom points to where to look:

SymptomLikely cause
The whole floor is coldNo heat from the boiler or heat pump, the underfloor pump not running, a failed mixing valve, or a wiring centre fault
One room or zone is coldA stuck or failed actuator, a faulty thermostat, or a relay in the wiring centre
Part of a room is coldAir in that loop, a blocked loop, or the flow to it set too low
Floor warm, room still coldFloor coverings too thick, flow temperature too low, or heat loss from the room
System keeps losing pressureA leak at the manifold, a fitting, or (less often) a pipe in the floor
Slow to warm upOften normal for a screed floor, but can mean low flow or wrong settings
Electric floor not heatingThermostat or floor probe fault, a tripped circuit, or a break in the heating cable

02Fault finding

Underfloor Heating Fault Finding

We check the system in order, from the heat source to the floor:

  • Heat source: Whether the boiler or heat pump is producing heat and sending it to the underfloor circuit. Boiler faults are repaired through our boiler repair service, by Gas Safe registered engineers, as the law requires.
  • Pump and mixing valve: The pump at the manifold circulates the water and the mixing (blending) valve lowers its temperature for the floor. A seized pump or a stuck valve leaves the whole floor cold, or too hot.
  • Actuators: Each zone has a small electric actuator on the manifold that opens the loop when the thermostat calls for heat. They are a common failure, and most can be checked and replaced without draining the system.
  • Flow meters: The gauges on the manifold show whether water is moving through each loop and let us balance the flow between rooms.
  • Air locks: Air trapped in a loop stops it heating. We purge each loop through the manifold until the air is cleared.
  • Thermostats and wiring centre: The thermostat must call for heat and the wiring centre must pass that signal to the actuator and pump. Room thermostat faults are also covered by our thermostat and control maintenance and repair service.

03Leaks

How Do You Find a Leak in Underfloor Heating?

First, we confirm the leak is in the floor and not at the manifold, where most leaks are found. Each loop is isolated at the manifold and pressure-tested in turn, which shows which loop is losing pressure. Then we run warm water through that loop and use thermal imaging to follow the pipe and find the hot spot where water is escaping, along with other non-invasive methods from our leak detection and pipe repairs service. That means only a small area of floor is opened.

The damaged section is cut out and joined with a coupling made for underfloor heating pipe, then pressure-tested before the floor is reinstated. Many floor pipe leaks are caused by a nail, screw or drill during later work, so always check the pipe layout before fixing anything into a heated floor. If tiles were lifted, we relay them through our replacing cracked or chipped tiles service.

04Electric

Electric Underfloor Heating Faults

Electric underfloor heating has no water or moving parts, so faults are usually with the thermostat, the floor probe or the supply. We test the heating mat or cable for its resistance and insulation resistance and compare the readings with the manufacturer's figures. If the cable itself is broken, the break can be located with specialist equipment, a few tiles lifted, and the cable joined with a repair kit. Repairs to the supply or circuit are carried out through our electrical repair services and certified through one of the routes the building regulations allow.

05Servicing

Does Underfloor Heating Need Servicing?

A wet system benefits from a regular check, in the same way as a radiator system. An underfloor heating service covers:

  • System pressure and the expansion vessel.
  • Water quality: Inhibitor level, and the filter, as sludge can block narrow underfloor pipes.
  • Flow rates in each loop, rebalanced where needed.
  • Actuators, pump and mixing valve, checked for correct operation.
  • Thermostats and settings, including schedules and flow temperature.

The boiler needs its own yearly check through our boiler servicing service. If your home has radiators too, our central heating system maintenance service can cover both at once. Electric underfloor heating needs little routine maintenance beyond checking the thermostat.

06Cost

How Much Does Underfloor Heating Repair Cost?

It depends on the fault. We explain how fault finding is charged before we start, and quote for the repair once we know the cause. The main factors are:

    Explain and quote

We tell you the cause and the cost of the repair.

  4. 04

    Repair

Parts are replaced, loops purged and the system rebalanced.

09FAQs

Underfloor Heating Repair FAQs

Ask a different question
Q01

Why is my underfloor heating not working?

Most faults are at the manifold, pump, mixing valve, thermostats or heat source, not in the floor. If one zone is cold, a failed actuator or thermostat is the usual cause.

Q02

How do you find a leak in underfloor heating?

We pressure-test each loop at the manifold to find the leaking loop, then use thermal imaging to locate the leak, so only a small area of floor is opened.

Q03

Does underfloor heating need servicing?

A wet system benefits from a regular check of pressure, water quality, flow rates, actuators, pump and controls. Electric systems need little routine maintenance.

Q04

How much does underfloor heating repair cost?

It depends on where the fault is, the parts needed, any leak tracing and whether the floor must be opened. We quote for the repair once we know the cause.

Q05

Why is one zone of my underfloor heating not working?

Usually a stuck or failed actuator on the manifold, a faulty thermostat, or air in that loop. These can normally be fixed without lifting the floor.

Q06

Can a damaged underfloor heating pipe be repaired?

Yes. The damaged section is exposed, cut out and joined with a coupling made for underfloor heating pipe, then pressure-tested before the floor is reinstated.
