House Renovations and Refurbishments in London

A good renovation makes a home work better for the way you live now: a kitchen you enjoy cooking in, a bathroom that doesn't leak, wiring and heating you can rely on, and rooms that feel fresh again. We are a house renovation company working across London. We take on anything from a single room to a whole house, and period homes that need extra care.

Renovations involve many trades working in the right order. Our team includes builders, plumbers, heating engineers, electricians, plasterers, tilers and decorators. We plan the whole job as one project, with one schedule of works, one quote and one person managing it.

Renovation vs refurbishment

Renovation or Refurbishment: What Is the Difference?

People often use the two words to mean the same thing. In building, refurbishment usually means updating and redecorating a space, for example new units, fittings and finishes. Renovation usually goes further. It can mean repairing or replacing the parts you don't see, such as wiring, pipework, plaster, floors and sometimes the structure. Many projects involve both. We look at what your home actually needs at the survey. That means you don't pay for work that isn't needed, and we don't miss the problems that are.

Where to start

Where to Start With a House Renovation

  1. 1

Decide what you want to change list the problems you want to fix and the rooms you want to improve, and put them in order of priority.

  2. 2

Get the house surveyed we check the structure, damp, roof, wiring, plumbing, heating and drains, so hidden problems are found early.

  3. 3

Set a budget with a contingency older properties often reveal extra work once walls and floors are opened up, so keep money aside for it.

  4. 4

Agree a schedule of works a written list of every task, room by room, which forms the basis of your quote and programme.

  5. 5

Sort out approvals building regulations, and planning permission or listed building consent where needed, before the work that needs them starts.

The right order

What Order Should You Renovate a House?

Doing the work in the right order avoids paying twice. Otherwise, new plaster gets cut open for cables, or a new floor gets lifted for pipes. The usual order is:

  1. 1

Structure and weathertightness roof repairs, structural work, damp treatment and new windows come first, so the house is sound and dry.

  2. 2

Strip-out old kitchens, bathrooms, damaged plaster and flooring are removed.

  3. 3

First fix new cables, pipework and heating runs go into walls and floors. This covers domestic electrical installation, pipework installation and repair and central heating system installation.

  4. 4

Plastering walls and ceilings are boarded, plastered and left to dry.

  5. 5

Second fix sockets, switches, radiators, boilers and sanitaryware are connected.

  6. 6

Kitchen and bathroom fitting units, worktops and suites are installed, then kitchen and bathroom tiling.

  7. 7

Flooring and decorating floors are laid and rooms are finished with painting and wallpaper hanging.

Approvals

Do You Need Approval for a Renovation?

Most internal renovation work does not need planning permission, but several common jobs need building regulations approval or certification:

  • Electrics: New circuits, rewiring and work in bathrooms must meet the wiring regulations and be certified.
  • Heating and gas: A new boiler or gas appliance must be installed and registered by a Gas Safe registered engineer.
  • Structural changes: Removing a load-bearing wall needs a steel beam designed by a structural engineer, and building regulations approval.
  • Windows and doors: Replacement windows must meet energy and safety standards and be certified or approved.
  • Drainage: New or altered drains, such as moving a bathroom, need building regulations approval.

Listed buildings need listed building consent for most changes, inside and out. In conservation areas or where an Article 4 direction applies, external changes such as new windows may need planning permission. If work affects a wall you share with a neighbour, such as cutting in a steel beam, the Party Wall etc. Act 1996 may apply. Homes built before 2000 may contain asbestos, so an asbestos survey is carried out before any materials that could contain it are disturbed.

Hidden problems

Problems We Often Find in Older Homes

Opening up walls and floors often reveals problems that were hidden. We look for them at the survey and explain them before they affect your budget:

  • Old wiring: Rubber-insulated or outdated wiring and consumer units that need replacing.
  • Old pipework: Lead or corroded pipes, and poor water pressure.
  • Damp and rot: Rising or penetrating damp, and timber decay in floors and joists.
  • Movement: Cracking caused by subsidence, which may need underpinning contractors to strengthen the foundations.
  • Drains: Cracked or blocked drains, found with a CCTV drain survey.

Timescale

How Long Does a House Renovation Take?

A single bathroom or kitchen is the quickest type of project. A full house renovation takes much longer, especially if it includes structural changes, rewiring and replumbing throughout. Drying time for plaster and lead times for kitchens and windows also affect the programme. Your quote includes a programme that shows each stage in order.

09 — One team

One Team, One Project Manager

A renovation often fails because of gaps between trades: an electrician who can't come until next month, or a plasterer waiting for pipes to be finished. We manage every trade ourselves, following the schedule of works, with one person as your point of contact. You know who is on site each week and what happens next. Building control inspections, certificates and sign-offs are arranged as part of the job.

Areas

Renovations Across London

We renovate homes across London, with a focus on east and south-east London. East Ham and parts of Ilford have many Victorian and Edwardian terraces, where renovation often means rewiring, replacing old pipework and restoring period features. The interwar houses of Dagenham and Barking often need updated kitchens, bathrooms and heating. Orpington's larger semis and detached homes often combine renovation with an extension. See our pages for builders in East Ham, builders in Ilford, builders in Dagenham, builders in Barking and builders in Orpington, or all the areas we cover.

FAQs

Renovation FAQs

Can't see your question? Call or WhatsApp us — we're happy to help before you book.

Q1

How much does it cost to renovate a house in London?

The cost depends on the size of the house, its condition and how far the renovation goes. A cosmetic refresh costs far less than a renovation that includes rewiring, replumbing, a new kitchen and bathroom, and structural changes. We give you a fixed, itemised quote based on a schedule of works after a free survey.

Q2

Where do I start with a house renovation?

Start with a survey of the property, so you know about any structural, damp, wiring or plumbing problems before planning the rest. Then set your priorities and a budget with a contingency, agree a schedule of works, and get the approvals you need.

Q3

How long does a house renovation take?

A single kitchen or bathroom is the quickest. A whole-house renovation with rewiring, replumbing and structural work takes considerably longer. Your quote includes a programme showing each stage.

Q4

What order should you renovate a house in?

Start with structure, roof, damp and windows. Then strip out, do first fix electrics, plumbing and heating, and plaster. Second fix, kitchens and bathrooms, flooring and decorating come last.

Q5

Do I need building regulations approval for a renovation?

Not for cosmetic work. You do need approval or certification for rewiring and new circuits, new boilers and gas appliances, removing load-bearing walls, replacement windows and new drains. We arrange the approvals and certificates for you.

Q6

Do you take on smaller renovations?

Yes. We renovate single kitchens and bathrooms as well as whole houses. For small repairs without a full renovation, see our decorating services and handyman services.
